Buying a home can be a very exciting and nerve wracking time, especially if it's your first home. While there's literally the entire process leading up to getting the keys, one of the most important things to focus on is that offer contract.
Once that piece of (digitized) paper is signed, sealed, and delivered (ha), everything else moves pretty fast. So be prepared for that. You'll probably not be signing for your dream house right away (unless you amassed a large quantity of cash early on, and if so, go you!), so don't worry if it's not the PERFECT house, as long as it feels like HOME for you.
Without getting to far away from our main topic here, let's take it back to the whole offer contract thing.
This is a legally binding document, and you and your agent should treat it as such. Do not take this lightly, especially since home buying is probably what you will spend the most money on in your entire life.
Personally, I always ask my buyers to read through the entire contract after I’ve filled out what needs to be filled out, and to let me know if there are any questions, or if the wording on any areas may need clarification.
But, to keep this article short and in non-law terms, it’s basically a binding contract which means if you sign, you are legally held to those terms on the contract, including full offer price, down payment and deposit payment prices, timelines, and any special conditions that may apply. So, to reiterate myself, READ THE CONTRACT.
There have been numerous times where I emailed my buyers the contracts and tell them to READ FULLY before signing, only to have them email it back to me, signed fully, and then a few days later ask me questions about areas on the contract which we previously agreed upon and what they mean.
I’m not trying to deter you from asking questions. In fact, the more questions you ask, the more informed you will be of the entire process, and it’s my goal to inform you with as much knowledge as possible (or you want) in order for you to make the most fully informed and educated decisions during this process. But please, please READ THE CONTRACT.
Once that has been submitted, your journey into home buying begins, and you’d better hope whichever agent you chose is the right person to guide you through it with minimal amounts of bumps in the road.
