Buyers What Next After Accepted Offer

Schedule Home Inspections within 7-10 days of offer. Buyer should be present. 

Any problems with inspections: contact agent and work to resolve the issues.  If solution cannot be worked out, then the buyer should give the seller, via their agent,  written notice revoking their offer. (  A signed release is   Required and a copy of the inspection report usually accompany the notice if you don't proceed. 

If you choose, have attorney review Purchase and Sales. Any changes must be done prior to signing date so everyone can have time to review.

Final Purchase  and Sales is signed by buyer and accompanied with their deposit check then  seller signs.

Buyer's make mortgage application, let your Realtor know lenders information.

Within 2 weeks lender will order appraisal, then commitment letter mailed to buyers and realtor should get copy before commitment deadlines. Buyers should return paperwork promptly to lender . 

Shop for home owners insurance , you will need this before you close.

One week prior to closing date the Buyer's lender attorney will schedule closing after they get clear to close. Date, time and place is given.

Call utilities to transfer your information.

Day of closing or night before the Buyers do a final walk through, sellers take oil reading and buyers usually purchase what's left in the tank.

Attend closing- Bring certified check per lender's requirements;
